Commercial EPDM Services in Grand Rapids, Michigan

In commercial construction, EPDM is particularly suitable for flat or “low-sloped” roofs. EPDM’s ease of installation and maintenance is one of the main reasons for its popularity. The average EPDM roof installation will cost about 10% less than a standard TPO roof installation. The install is much simpler than mod-bit (modified bitumen) while it has a cleaner appearance.
What is an EPDM roof?
In layman’s terms, EPDM is a rubber roof. While EPDM is primarily a synthetic rubber, it can be manufactured using natural gas and oil to produce its two primary ingredients (ethylene and propylene). Black EPDM is the most popular color, though white EPDM is also available.
Due to its sheet installation, it tends to have few seams, which means less leaks over its lifetime. A synthetic rubber material is almost impossible to burn, and it can even slow down or even stop the progression of a fire. As a result, it has a lower installation cost, lower insurance premium, and a longer lifespan than the most common type of roof it replaces (tar and pitch).
How do you apply EPDM Roofing?
Easy installation makes EPDM popular, resulting in less labor costs for you, the customer, and better warranties.
After the existing roof is removed, half-inch polyisocyanurate boards are laid over it (as insulation cover sheets). Over the entire deck of the roof, these boards are fastened. Cover sheets are normally rated in what’s known as “R” values. Once all of the insulation cover sheets are laid in place, the EPDM roofing material or “rubber membrane” is rolled out and then folded to make sure it stays in place. The roofing membranes are then adhered with a bonding adhesive to secure them.
A good seal can only be guaranteed by working slowly and evenly with the adhesive. As the roofing contractor smooths the EPDM rubber and eliminates small imperfections, you might see them using a push broom over the EPDM rubber. Once the roof is complete, this process is repeated! There is no need for blow-torches or disruption of normal operations.
How long do rubber membranes last? How long should an EPDM roof last?
EPDM roofs can last for up to 50 years when properly installed, and they usually last for between 22 and 35 years before needing minor repairs. “Forever roofs” are widely recognized in the flat roofing world. EPDM manufacturers provide a lifetime warranty that covers both labor and material, however, the work must be installed by a certified installer AND inspected by the manufacturer.
There is an additional cost for this roof inspection, but this comes with a full warranty and guarantee for your new rubber roof, as well. Additionally, to qualify for a warranty, they have to use 100% the same manufacturer’s products – no combinations permitted.
In addition, EPDM is 100% recyclable, and its manufacturing process uses very little energy. In addition to lasting forever, this material can easily be reused, making it popular with those seeking to be green. Call now to get a free estimate on our services.
